Second generation, high-tech office tenant improvement on floors 6, 7, and 8 of the 3101 Western Avenue highrise highlights city and Puget Sound views. Open ceilings, wood floors and glass are used to enhance the entry, collaboration spaces, conference rooms and work spaces. Scope included selective demolition and removal and salvaging of select finishes such as doors, frames, relites and casework for re-use or turnover to the building owner. New work involved upgraded finishes, electrical and HVAC, installation of two operable walls on the 6th floor, and addition of a glass and metal stair with mounted wood base that connects the three floors. This 66,000 square foot renovation was delivered on a fast-track 15-week schedule.
